PUBLIC MEETING(S):
1. Description of Proposal – Squalicum Lofts
: Development of four buildings that a TOTAL floor area of approximately 128,500 square feet with the potential for mix of commercial and light industrial uses on a 7.5 acre site. The proposal also includes; associated parking, on and off-site stormwater management facilities including construction of an 18-24 inch stormwater conveyance pipe along the southern edge of Squalicum Way and outfall structure located within the Roeder Avenue box-culvert which is downstream of the subject site, extension of a public sewer main into the site, reconstruction of the entrance into the site from Squalicum Way and an existing internal access road, a new retaining wall and movement of approximately 56,000 cubic yards of material off of and onto the site. The stormwater system outfall proposed for the Roeder Avenue box culvert down-stream of the subject site includes a 72” manhole structure for purposes of future reconfiguration and relocation.
2. Description of Proposal – Squalicum Creek Medical Center
: Development on a 6.65 acre site for a 3 story medical office building over one story of covered parking, with some parking stalls on a raised concrete deck with a 41,616 square foot footprint within the floodplain. Total impervious area will be approximately 55,000SF (19%). The proposal also includes; on-site stormwater management facilities (which will include vegetated bio-swales as outfalls to Squalicum Creek), street improvements to Squalicum Parkway, new internal access road, a new retaining wall and movement of approximately 5,000 cubic yards of material off of and onto the site. Approximately 17CY of fill will be placed in a small, isolated wetland.
Anyone wishing to comment on the above proposals are invited to attend the hearing or submit
written comments. Comments received by July 7th will be included in the packet, and comments received
after that date will be given to the Committee at their meeting. Information on this topic will be available at
City Hall in the Planning and Community Development Department on
Tuesday, July 8, 2008.
