The City had three parcels for sale. The last parcel sold in November 2011.
This parcel is 15,491 square feet, located on the north side of E. Sunset
This unimproved parcel is zoned Single Family Residential, Detached,
Low Density, 10,000 square foot minimum detached lot size.
Note that an asbestos survey dated 2/14/08 of the (now demolished) house noted evidence of a potential underground heating oil storage tank (“UST”). No further evidence of a UST was found during the subsequent house demolition and grading of the subject parcel. There may or may not be a UST located on site.
This parcel is 6,356 square feet, located on the south side of E.
It is improved with a single-family 1,420 square-foot house
built off-site in 1963 and moved to the subject parcel in 1998. The
structure is in average condition, with 3 bedrooms and 1 bathroom, a 463
square-foot, two-car attached garage, living room, dining room, kitchen with
eating nook. The house is frame construction with a perimeter foundation and
crawl space, composition shingle roof, wood lap siding, aluminum gutters and
downspouts (not original construction), and vinyl casement sliding windows
that are insulated and have screens (also not original construction).
Note that an asbestos survey of the house dated 2/14/08 identified materials containing asbestos in excess of the Federal guideline in the black undercoating on the kitchen sink. Additional photos below.
The City Council declared the property surplus on February 28, 2011 and determined a sealed bid process would be the first method used to offer the properties for sale, following Bellingham Municipal Code 4.84.020 . An appraisal will determine the minimum bid for each property.
Because no bids were submitted to the Purchasing Division by June 8, 2011, the Real Property Manager returned to the City Council to request listing the properties with the Multiple Listings service. Properties are now listed.
